West End to welcome boutique London Residences

West End to welcome boutique London Residences
Construction to begin in July to create bespoke 3 and 4 bedroom signature homes

Brisbane’s West End is set to become the home to the city’s newest boutique development with news that construction will begin in July this year on the $27million London Residences, the latest bespoke offering from the acclaimed Ferro Property Group.

Featuring just 27 carefully designed three and four bedroom home-sized residences – a mix of three 2-story Manors, two Terrace Residences and 22 3-bedroom Residences – this signature development is aimed squarely at owner-occupiers, with each home a celebration paying homage to Brisbane’s stunning lifestyle and the unique character of West End, while also nodding to the iconic style of London, after which the project is named.

“Creating London Residences in West End as both a stand-alone development and also as a lifestyle brand was always our priority,” said developer Marco Ferro. “The direction of this project was inspired by our success in creating and selling Edgebrook Apartments at Lutwyche, where 80 per cent of the offer was three bedroom apartments, and 90 per cent were sold to owner occupiers. This showed us that the boutique market for larger, custom-designed three and four bedroom apartments in Brisbane was largely untapped and very strong.”

“We have now taken the design and offer to a new level of purity – offering ONLY three and four bedroom residents at LONDON; eliminating all sign of any two bedroom or smaller configurations. This is what makes this development so special.”

“We purchased the site at 12 Bailey Street about 12 months ago and since then have been focused on perfecting the design both internally to ensure each Residence is completely unique and special for owners, and externally, to ensure London Residences complements the West End character and location. We wanted to ensure London Residences were immersed in West End, rather than being a ‘drop-in’ development; and we were committed to taking the Residences to a new level – far, far removed from the very general and cluttered offer across Brisbane.”

“We know the boutique owner-occupier market have very specific needs – and to meet these we have created a mix of oversized residences – unique 2-story Manors that feature three bedrooms plus sitting rooms, The Terraces which are over 200sqm and home to 4 bedrooms plus study as well as the range of 3-bedroom Residences. Completely new to the market is the storage plans – we have dedicated half a floor to storage for owners, each ranging from 6-14sqm and attached to the Title, as well as car parking for 2 to up to 4 cars per residence. This is a flagship development, with owner needs pre-empted and delivered.”

At home at 12 Bailey Street, London Residences range from 123sqm through to 229sqm. Construction is expected to complete in May 2018.

The design of London Residences marries classic details and a materials palette that reflects London, with the quality and luxuriousness of handcrafted design. These traditional details have a contemporary twist to ensure that the property sits effortlessly in its environment. Materials are cool and light to reflect the Queensland lifestyle, and are accented with elements of warm timber to truly personalise the spaces both inside and out. Creating this level of residences in West End called for a delicate design balance of environment and materials, responding to the vibrant street fronts of West End and the high-rise scale of Brisbane city. Building form capitalises on natural light and cross-ventilation throughout the 3 and 4 bedroom apartments and common areas. The facade is a modern celebration of classic architecture that is carried from the lobby to the rooftop retreat with its modern pavilion centred around landscaped outdoor living and dining.

The stunning rooftop terrace boasts resort-style facilities including pool, day beds, gymnasium and steam room while the kitchen features deep benchtops, exquisite joinery and high end appliances, as well as views, a balcony and expanded alfresco dining space.

“Brisbane’s vibrant cultural heart, West End is a celebration of flavour, faces, style and colour from all parts of the globe; a kaleidoscopic canvas which stands as testament to a truly international lifestyle. A heartbeat away from the city centre, framed by the mighty Brisbane River, home to the arts and some of the city’s best flavour-makers, and a natural meeting ground for millennia, West End is the perfect home for London Residences,” said Marco. “Inspired by its namesake, the iconic city of London and all that is represents in terms of style, music, fashion, space and more, London Residences is a very exciting project.”
